Who we are
131 Cash Home Buyers (legal name 131 Realty Corp) is a real estate investment company. Alex Jandick started it in St. Petersburg in September 2018, and it has bought more than 140 houses across Tampa Bay since then. Pinellas Probate Home Buyers is the part of the company that focuses on inherited homes and the probate that comes with them.
We want to be plain about what we are. We are the buyer. We are not a law firm, and we are not a realtor. When you sell to us, an independent Florida probate attorney represents the estate and a licensed Florida title company handles the closing and the money. We pay for the probate and buy the house.
Why probate became the focus
Over the years, many of the calls that came in were about houses whose owner had passed away. The family usually wanted the same thing: to settle the house fairly and get on with grieving. What stood in the way was almost always the same too. Before anyone could sell, someone had to open a probate, hire an attorney, pay the fees, and wait.
For a lot of families that first step is the hardest. It costs money nobody has set aside, and it lands on whichever sibling lives closest. So we started taking it on ourselves: we pay the probate cost, typically about $3,000, and coordinate it alongside the purchase. For estates that qualify for Florida's simplified process, the probate is often done in 24 to 48 hours once the heirs sign. Doing this again and again taught us where the delays hide, and that is most of what we bring.
On the local news
Tampa Bay 28 (WFTS, ABC) reporter Michael Paluska has featured our work three times:
- A long-vacant "zombie house" in St. Pete, in May 2024, with a follow-up on its renovation in January 2026.
- A ride-along in August 2024 as Florida's squatter law was being enforced.
Those stories show the kind of houses we take on: the ones that have sat empty, gone into disrepair, or picked up problems nobody in the family wanted to inherit.
What we believe about this work
- Grief sets the pace, not us. Some families want to close in a week. Some need a few months before they can walk through the house. Both are fine.
- Tell the truth about price. A cash offer is below full retail. If listing with an agent would clearly put more in your pocket and you have the time, we'll tell you.
- Keep the roles clean. The attorney works for the estate. The title company holds the money. Heirs never pay us anything.
- Every heir matters. Whether there are two heirs or forty-two, each one gets treated with the same care and paid their full share.
- Be easy to reach. Alex answers the phone personally. If he can't pick up, he calls back.
Where to find us

We’re a home-buying company, not attorneys. This page is general information about Florida probate, not legal advice; an independent licensed Florida probate attorney represents the estate in every probate we pay for. Last updated November 2026.
Probate and the sale, handled in one place
Call or text Alex. He’ll ask a few questions about the house and the family, explain your options plainly, and tell you honestly whether selling to us makes sense.
- We pay the probate cost, typically about $3,000
- For qualifying estates, probate is often complete in 24–48 hours
- Closing about a week later at a licensed Florida title company
- The court doesn’t set your price or closing date. You and your family do.
Timelines depend on the estate. Formal administration or a family dispute takes longer, and we’ll tell you upfront.
